How does this calculator work?

We use historical house price index data from Nationwide and regional growth patterns to estimate what your property would have been worth on 1st April 1991 — the date all council tax bands are based on.

Property prices have grown significantly since 1991, but growth varies hugely by region. London properties are now worth around 5x their 1991 value, while properties in the North are typically worth 2.5-3x their 1991 value.

How to use the result

The calculator is a screening tool, not a final valuation. It helps you answer one useful question: does the current band look plausible when you roll the property value back to the 1991 council tax valuation date?
