Common questions

What are council tax bands based on?

In England, bands are based on what your property was worth on 1st April 1991 — even if it didn't exist then. Band A is up to £40,000, Band H is over £320,000.

Can my band go UP if I challenge?

Technically yes, but it's rare. In 2016-17, 10,120 properties moved down vs only 30 moved up. We check neighbour bands first to minimise this risk.

How much could I get back?

Refunds are backdated to 1993 or when you moved in. Moving down one band saves £200-400/year. 10 years overpaying = potential £2,000-4,000 refund.

How long does an appeal take?

The VOA aims to respond within 2-3 months. If you escalate to the Valuation Tribunal, it can take 6-12 months total.

Is the appeal process free?
